Asphalt Paving, Sealcoating and Repair in Austell

The city describes Austell as relatively flat ground, and Sweetwater Creek runs through it. On flat ground, rain drains slowly and can sit on driveways and parking lots. Austell's Street Maintenance Division says water that gets under pavement can make it sink and form potholes. On any paving job here, getting water off the asphalt comes first.

Ground Effects Paving is an asphalt paving contractor serving Dallas and the west side of metro Atlanta. Austell is part of our service area, and here we handle asphalt driveway paving, parking lots, sealcoating and patching. We do the grading and haul the base stone in our own dump trucks before we pave. If you need a paving contractor in Austell, call or text (770) 940-0861.

Why does drainage come first on Austell driveways?

In September 2009, Sweetwater Creek crested at 30.8 feet at the USGS gauge near Austell. That is about 9 feet above any other crest in records that go back to 1904. The city still keeps a gallery of photos from that flood.

The city's current FEMA flood maps took effect on March 14, 2013. They mark high-risk flood areas inside the city limits. NRCS rates about a quarter of the city's land as low-lying soil that floods occasionally or frequently. Much of the higher ground is Piedmont soil with a clay subsoil, led by the Appling and Cecil series.

NRCS rates most of the city's soil as limited for local roads and streets, mostly for low strength. On a driveway here, we grade the ground to shed water and compact a stone base under the asphalt. On a rural road with a roadside ditch, the city's standards call for a culvert under the drive. That pipe has to carry at least a 10-year storm.

Driveway repair on Austell's older streets and 2000s subdivisions

Census survey estimates show about four in ten Austell homes were built before 1980. About a third went up between 2000 and 2009. Clarkdale, the mill village below the Threadmill Complex, was built in 1932 with 138 homes on curving streets. About eight in ten homes in the city are detached single-family houses.

When an older driveway shows cracks or broken edges, we look at the base under them first. If the base is sound, asphalt repair and patching or an overlay can keep the driveway in use. If water has softened it, that section comes out and gets rebuilt from the stone up.

Homes built in the 2000s are now 17 to 26 years old, and so are many of their driveways. Inside the city, overlays and the replacement of an existing home driveway are exempt from most stormwater rules. Adding 1,000 square feet or more of new hard surface to a home lot brings those rules in. Paving work must still keep its runoff from harming the lot next door, and Public Works has the final word.

Parking lots along Veterans Memorial Highway and Austell Road

Georgia lawmakers named the Cobb County stretch of US 78 Veterans Memorial Highway in 1997, and it runs through Austell. Businesses along it and along Austell Road need lots that drain well and hold up to daily traffic. For a new lot or a full rebuild, parking lot paving starts with grading and the stone base.

Inside the city, stormwater rules cover business lots that add or replace 500 square feet or more of hard surface. Overlays and resurfacing of existing pavement are exempt from most of those rules. A drive onto a state route needs approval from the GDOT district office first. A copy of that permit then goes to Austell Public Works.

The city's stormwater guidance says sealing should not start if rain is predicted during application or curing. It also says asphalt and rinse water must never go into a storm drain or a creek. We plan sealcoating around a dry forecast, with crack filling first. On lots, fresh striping goes down after the sealer cures.

Gravel drives, private roads and Austell addresses outside the city

By Census maps, Austell's two ZIP codes, 30106 and 30168, cover about four times the land inside the city. At the 2020 Census, 7,587 of the city's 7,713 residents lived in the Cobb County part. The other 126 lived in its small Douglas County part. Outside the city limits, the county's offices set the rules instead of the city.

City standards say a home driveway on a collector or arterial road must be paved for its first 25 feet. Where the right of way runs deeper, the paving runs out to its edge. So a gravel drive on one of those roads still starts with a paved apron. We handle crusher run and gravel delivery in our own dump trucks and spread it past the apron.

The city says detention ponds at businesses and newer subdivisions are the owner's or the HOA's to maintain. Road paving on a private road follows the same order: grade, base, drainage, then asphalt. An HOA or a group of owners gets one written quote for the whole road.

Austell FAQ

Questions We Hear Around Austell

A few of the questions we hear most around Austell. If yours is not here, call or text and ask.

Call (770) 940-0861

Do I need a permit to pave a driveway in Austell?
Inside the city limits, new driveways and driveway expansions go through the Austell Public Works driveway permit. The form asks for a measured drawing and a Georgia 811 ticket number, and Public Works inspects before work starts. A drive onto a state route also needs GDOT approval. Outside the city, the county sets the rules, and we point you to the right office.
What if my Austell property is in a flood zone?
Grading and paving count as development under the city's floodplain ordinance. On a site with a mapped flood hazard area, that work has to meet the ordinance before it starts. Austell Public Works Stormwater Management will tell you whether a property sits in one. We plan the grading and the drainage around what the map and the city require.
How much does paving cost in Austell?
The size of the area and the ground under it drive the price. Soft spots in Austell's clay can need extra base stone, and tearing out old asphalt adds work. A culvert at a roadside ditch can add to the job too. We look at the job and put the quote in writing.
Can I add a parking spot in front of my Austell home?
Inside the city, the published standards bar front-yard parking in residential districts unless it is on a hard-surfaced driveway. A carport or a garage also counts. A paved driveway extension is one way to add a spot, and expansions go through the Public Works driveway permit. Ask the city whether gravel meets that rule for your lot.
