Asphalt parking lots graded to drain, then paved and striped

A parking lot with potholes at the entrance and puddles in the spaces is the first thing your customers see. Ground Effects Paving handles parking lot paving for businesses, shops, churches and property owners. As an asphalt contractor in Dallas, GA, we build new lots and re-pave old ones across west metro Atlanta.

The work starts below the asphalt. We set the grades so rain runs off the lot, then build and compact a stone base. Hot mix asphalt goes on top, and striping finishes the lot. Call or text (770) 940-0861, and we will look at the job and put the quote in writing.

What We Handle

  • New asphalt parking lots for businesses, shops, churches and property owners
  • Full re-paves of worn-out lots, rebuilt from the stone base up
  • Grading and drainage that send rain off the lot and away from the building
  • Base stone delivered in our own dump trucks and compacted before paving
  • Heavier pavement where delivery and garbage trucks run
  • Hot mix asphalt laid by a paver and packed down with a roller
  • Paving in phases so an open business keeps an entrance and parking
  • Striping to finish, with stall lines and accessible spaces laid out

How We Build an Asphalt Parking Lot

We shape the lot first, so water runs off it and away from the building. Soft spots in the ground get dug out and refilled. The accessible spaces need the gentlest grades. The 2010 ADA Standards cap the slope there, and in the aisles beside them, at 1:48, about 2 percent.

Next comes the stone base. We haul it in our own dump trucks and compact it before any asphalt goes down. An asphalt trade magazine notes that entrances and dumpster areas break down when the pavement there is too thin. So those areas get a heavier section than the parking spaces.

Then the hot mix asphalt goes down. A paver lays it, and a roller compacts it. Where the lot needs a concrete approach at the street, we pour it as part of our concrete work. Striping comes last, with the stall lines and the accessible spaces laid out.

Can Your Business Stay Open While We Pave?

Yes, in most cases. We split the lot into sections and pave them one at a time. An entrance and part of the parking stay open while we work on the rest. A finished section can reopen before we start on the next one.

We plan the phases around your busy days. A church lot can be paved on weekdays and open again for Sunday. A store can keep its front spaces open while the back of the lot gets paved. A small lot with one entrance may need a short closure, and we plan that with you ahead of time.

Commercial Paving Across Paulding County and West Metro Atlanta

We pave lots in Dallas, Hiram and the towns around them, across Paulding County and on into Atlanta. Our range reaches about 100 miles around Dallas.

A lot entrance on a state highway, such as US 278 or GA 92, falls under GDOT's driveway rules. A new or widened entrance needs a GDOT permit before work starts. GDOT takes that application only from the property owner or the company that owns or leases the property.

Rain drives the drainage work on a lot here. NOAA's 1991 to 2020 normals put the Atlanta airport at about 50 inches of rain a year. On about 15 days a year, an inch or more falls. So every lot gets graded to shed that water before the base goes in.

FAQ

Parking Lot Paving Questions, Answered

Common questions about parking lot paving around Dallas and the west side of metro Atlanta. If yours is not here, call or text and ask.

Call (770) 940-0861

How much does parking lot paving cost?
The price comes from your lot. Its size and the condition of the old pavement and base move the number most. Grading, drainage, heavier sections for truck traffic and the phasing plan add to it. We look at the lot and put the quote in writing.
Should we re-pave the lot or put an overlay on it?
It depends on the base under the old asphalt. If the base is sound, an asphalt overlay can be the better fit. If the base has failed, the lot needs a full re-pave from the stone up. We look at the lot and tell you which one it needs.
How soon can cars park on a new lot?
An asphalt industry engineer explains that hot mix asphalt hardens as it cools, with no cure time to wait out. Traffic can follow once it has cooled enough. Thicker layers take longer to cool, so we tell you when each section can open.
Do you stripe the lot after paving?
Yes, striping is the last step on a new or re-paved lot. The 2010 ADA Standards set how many accessible spaces a lot needs. A lot with 1 to 25 spaces needs one, and it must be van accessible. Federal guidance says a business that restripes its lot must provide the accessible spaces those standards call for.
Does a new parking lot need a permit?
A new lot often does, and each city or county sets its own rules. Inside Dallas city limits, the commercial checklist calls for an approved site plan. A stormwater plan comes in past 5,000 square feet of hard surface, and an erosion control plan over an acre. Outside the city, in Paulding County, the county's Development Division handles land disturbance and stormwater review.
What upkeep does a new parking lot need?
Not much at first. Asphalt industry guidance says a well-built, low-traffic lot should not need sealing for about 2 to 5 years. After that, parking lot sealcoating and fresh striping keep it in shape. Potholes and failed spots get asphalt patching.
