About half the homes in Douglasville were built in 2000 or later, by the Census Bureau's survey figures. About 4 in 10 went up between 2000 and 2009 alone. If the driveway came with the house, it has seen about 20 Georgia summers. Cracks often start at the edges, and low spots hold water after a storm.

The Census Bureau's survey puts Douglasville at about 15,400 homes. About 58 percent are detached single-family houses, and about 3 in 10 sit in buildings with five or more units. Douglas County as a whole runs older, with a median build year of 1996.
The city is still growing, from 30,961 people in 2010 to an estimated 41,523 in 2025. The Census Bureau's permit survey shows about 1,100 single-family homes permitted in the city from 2021 to 2025. It shows about 2,000 more units in buildings with five or more homes each. New houses bring new driveways, and new apartment buildings bring big parking lots.
On a driveway from the 2000s wave, we check the base before anything else. A sound base can take an overlay, a new layer of asphalt over the old. A soft or broken base means the old asphalt comes out and the stone base gets rebuilt.
Newer drives in good shape need upkeep more than paving. Sealcoating protects the surface from sun and water, with crack filling first. Apartment and townhome communities in town have the same need on a bigger scale, across shared lots and drive lanes.
Madison soils cover more of Douglas County than any other series in the NRCS soil survey. Around Douglasville, Madison and Appling soils both have a clay subsoil starting within about a foot of the surface. Madison's subsoil is red clay with fine flakes of mica, and it turns sticky when wet. Many of the mapped units are labeled eroded and sit on 6 to 15 percent slopes.
NOAA's 1991 to 2020 normals put rainfall at about 52 to 55 inches a year at two stations near town. Rain comes in every month, and July is the wettest at the station south of town. On a sloped lot, that water runs down the drive and finds the edges first. Unsupported edges wash out, and potholes open where water sits.
Asphalt repair and patching here starts with where the water goes. WSA, the Douglasville-Douglas County Water and Sewer Authority, does not maintain driveway pipes. So a crushed or clogged pipe at the ditch is part of the repair we look at. On new work, we grade to firm ground and compact the stone base before the hot mix goes down.
Douglasville has big retail lots around Arbor Place on Douglas Boulevard. Downtown, the city runs a Main Street program for its shops. Churches and apartment complexes add their own lots across town.
WSA also bills a stormwater fee across the county. The fee is based on impervious surface, and WSA's own example is a driveway or a roof. For a business, the bill follows the actual hard surface, counted in units of 2,543 square feet.
A new or wider lot adds to that bill, so the layout is worth planning before grading starts. Inside the city limits, the city's Engineering Department issues land disturbance permits. Its FAQ says a project over 1 acre with grading likely needs one. We can pave a lot in sections, so part of it stays open for business.
Douglasville is the Douglas County seat, and its mailing addresses reach well past the city limits. The 30134 and 30135 ZIP areas held about 114,000 people in 2020. The city itself counted 34,650. The first question on a Douglasville job is whether the city or the county sets the rules.
Douglas County's code spells out how its local residential streets get built. Each gets 24 feet of pavement over 6 inches of graded aggregate base. The asphalt is 3.5 inches of binder under a 1.5 inch topping. The same code asks for fill under drives and parking lots in compacted layers no thicker than 6 inches.
New subdivision streets wait on that topping. It can go down a year after final plat approval, or once homes stand on 75 percent of the lots. A private road or a long shared drive runs on its owners' schedule. For private road paving, we build a compacted stone base and put hot mix asphalt on top.
In unincorporated Douglas County, the code keeps ground work 50 feet back from most stream banks. It bars pavement from the next 25 feet as well. Grading or filling in a mapped floodplain needs a Douglas County development permit. Georgia law also calls for a Georgia 811 locate request before machine digging or grading.
