New asphalt over a base that still holds

Ground Effects Paving offers asphalt resurfacing and milling for driveways and parking lots around Dallas, GA. Resurfacing puts a new layer of hot mix asphalt over the old surface. Milling grinds the top off the old asphalt first, where the edges and drains need it. Over a sound base, an overlay gives you a new surface and keeps the base you already have.

Every job starts with a look at the base under the old asphalt. Failed spots get cut out and rebuilt first with asphalt repair and patching. Then we mill where needed and pave the new layer over a tack coat. As an asphalt paving contractor in Dallas, we bring the equipment for every step.

What We Handle

  • Asphalt overlays for driveways and parking lots
  • Milling where the new layer meets a garage floor or a curb
  • Milling around drains so water still runs off the surface
  • Failed spots cut out and patched before the overlay
  • Crack filling ahead of the new layer
  • Base repair with stone hauled in our own dump trucks
  • Grading and drainage fixes where water stands on the old surface
  • New striping to finish a resurfaced parking lot

When Does an Asphalt Overlay Work?

An asphalt overlay works when the base under the old surface still carries the weight. Good signs are small cracks and a worn, faded top on a surface that still sits level. On a driveway, a new layer 1.5 to 2 inches thick is usually enough. On a parking lot, the traffic it carries sets the thickness.

Wide areas of alligator cracking are a different case. Those connected cracks look like the scales on an alligator's back, and they usually mean the base has failed. A pavement guide from GDOT, the Georgia Department of Transportation, calls an overlay over widespread wheel-path cracking not cost-effective. Soft, sunken spots point the same way, and so does water that sits on the surface after a rain.

When the base is that far gone, the fix is a rebuild. For a lot, that means parking lot paving from the base up. For a home, it means a new asphalt driveway on a fresh stone base. When we look at the job, we show you what the base is doing.

Asphalt Milling at the Edges and Drains

Asphalt milling grinds the top off the old surface to a set depth before the new layer goes down. An overlay with no milling under it raises the surface by its full thickness. On a driveway, that can add 1.5 to 2 inches of height.

That extra height matters wherever the asphalt meets something fixed. At a garage floor or a curb, milling lets the new layer meet it flush. At a drain, it keeps the new surface low enough for water to run in. GDOT's guide says to keep the rise small at driveways and drainage structures.

Milling also takes off a worn top where loose stone shows as the surface wears away. The milled face is rough, so the new asphalt grips it better. National figures show most milled asphalt goes back into new pavement or road base.

Asphalt Resurfacing Around Dallas and Paulding County

A NOAA station 7 miles northeast of Dallas averages about 54 inches of rain and 73 freezing nights a year. On state work, GDOT's paving spec bars hot mix asphalt on a wet or frozen surface. For a layer 1.1 to 2 inches thick, it calls for air at 45 degrees or warmer. Thin layers cool fast, so a cold day leaves little time to roll them tight.

Asphalt hardens as it cools, so it is ready for traffic much sooner than concrete. A parking lot can be milled and paved in sections, so part of it stays open. The overlay covers the old lines, and new striping finishes the lot.

Dallas sits at the center of our service area, which covers Paulding County and the west side of metro Atlanta. Hiram, Powder Springs, Douglasville and Rockmart are part of it too. Call or text (770) 940-0861, and we will look at the job and put the quote in writing.

FAQ

Resurfacing and Milling Questions, Answered

Common questions about resurfacing and milling around Dallas and the west side of metro Atlanta. If yours is not here, call or text and ask.

Call (770) 940-0861

Can you put new asphalt over old asphalt?
Yes, when the base under the old asphalt is still sound. Failed spots and large cracks get cut out and patched first. A tack coat goes down next, so the new layer bonds to the old one. Then the new hot mix asphalt goes on top and gets rolled.
What is the difference between milling and resurfacing?
Milling grinds off the top of the old asphalt. Resurfacing lays a new layer of asphalt over what is left. Many jobs use both, with milling at the edges and the new layer over the whole area. A driveway with open edges along the grass may need little or no milling.
Will the old cracks come back through the new asphalt?
Cracks and soft spots left in the old surface can work their way up into the new layer. That is why they get filled or patched before the overlay goes down. Milling off a badly cracked top helps too. Even with that prep, some old cracks can show through again over time.
How soon can I drive on a resurfaced driveway?
Cars can usually use a new overlay as soon as it cools and hardens. Keep heavy trucks off it for the first few days. Hold off on sealcoating for the first few months while the new asphalt cures.
Does asphalt milling need a Georgia 811 call?
Georgia's dig law does not count milling or patching that stays within the old pavement as excavating. Machine digging below the asphalt, like cutting out a failed base, needs a Georgia 811 locate request first. Georgia 811 asks for that ticket at least three business days before digging.
How much does asphalt resurfacing cost?
The size of the area and the thickness of the new layer set most of the price. Milling at the edges and patching failed spots add to it. We look at the job and put the quote in writing. Call or text (770) 940-0861 to set up a time.
