Fresh sealer for faded driveways and parking lots

Sealcoating puts a fresh black coat over asphalt that has faded to gray. Ground Effects Paving sealcoats driveways and parking lots across the west side of metro Atlanta. The sealer helps shield the surface from sun and water. It also guards against oil and gas drips.

Cracks get filled before the sealer goes on in coats. On parking lots, fresh striping follows once the sealer cures. Sealcoating is part of the work we do as a paving contractor in Dallas, GA. Call or text (770) 940-0861, and we look at the job and put the quote in writing.

When Is Driveway Sealcoating Season Around Dallas?

Pavement sealer needs warm, dry weather to cure. Sealer makers say to wait if the temperature will drop below 50 degrees within 24 hours. Rain in the forecast for those 24 hours means waiting too. The pavement sealer trade group calls a sunny day above 70 degrees ideal.

NOAA's 30-year averages for its station northeast of Dallas show what that means here. About half the nights of the year fall below 50 degrees there. Nearly all of them come between October and April.

That makes May through September the main sealcoating season around Dallas. April and October work too, on warm stretches with a dry forecast. We pick the day by the forecast and plan around it.

Asphalt Sealcoating Starts With Crack Filling

Sealer goes on as a thin coat, so cracks need their own filler first. Each crack gets cleaned out, and the filler goes into a dry crack. Oil and gas spots get cleaned and primed, or the oil can bleed through fresh sealer.

Areas that look like alligator skin, or spots that feel soft or sunken, are past crack filler. The sealer trade group says those need repair first, so they get asphalt repair and patching. Big patches then need time to cure before any sealer.

Two coats over the whole surface is the minimum in the makers' application guides. Each coat dries before the next one goes on. Entrances and drive lanes can take a third coat, where traffic is heaviest.

Parking Lot Sealcoating and Fresh Striping

Parking lot sealcoating covers the whole lot, old lines and all. Paint makers say fresh sealer should cure at least 24 hours before striping. Then we stripe the lot again. When a business lot gets restriped, Justice Department guidance says its accessible spaces must meet the 2010 ADA Standards.

For a business that stays open, the lot can be sealcoated in sections. Barricades keep each section closed until the sealer and the new lines can take traffic. We plan the order with you before work starts.

Some lots are past sealer, with wide breaks or sunken areas across the surface. Those may need asphalt resurfacing and milling or a full parking lot paving job. We look at the lot and tell you which one fits.

FAQ

Sealcoating Questions, Answered

Common questions about sealcoating around Dallas and the west side of metro Atlanta. If yours is not here, call or text and ask.

Call (770) 940-0861

How often should I sealcoat my driveway?
Sealer makers put the usual reseal at about every three years. NOAA's station near Dallas averages about 54 inches of rain a year, and sealer slows that water from soaking in. A driveway that has faded from black to gray is usually due.
How long do I need to stay off fresh sealcoating?
Plan to keep feet and tires off it for at least 24 hours, as sealer makers direct. Cloudy, humid weather can stretch that time. We let you know when you can drive on it.
Can a new asphalt driveway be sealcoated?
Yes, after the new asphalt cures. The pavement sealer trade group says hot mix asphalt usually cures in 30 to 90 days. If we pave your new asphalt driveway, we tell you when it is ready for its first coat.
Will sealcoating fix the cracks in my driveway?
Sealer is too thin to close a crack, so we fill the cracks first and sealcoat over them. Cracks over about an inch wide need a heavier repair than standard filler. So does a web of small cracks that looks like alligator skin.
What happens if it rains on fresh sealcoating?
Rain on uncured sealer can wash it off or leave it blotchy, the sealer guides warn. Runoff can also carry it into storm drains. That is why the forecast has to stay dry after the sealer goes down. If rain moves in, we move the date.
What does sealcoating cost?
The price depends on the size of the surface and the shape it is in. Crack filling and patching add to the job. On a lot, the striping layout counts too. We look at the job and put the quote in writing, so call or text (770) 940-0861.
