How Much Does Parking Lot Paving Cost in Georgia?
National cost guides put a new asphalt parking lot at about $3 to $7 per square foot. An overlay on a sound lot runs about $1 to $3 a square foot. A full tear-out and replacement runs about $4 to $10 a square foot. These are market numbers, not our price list.
The ranges come from national cost guides updated in 2025 and 2026. Lot size and site work decide where a lot falls in them. Our parking lot paving page shows how we build and re-pave lots.
What does a parking lot cost per square foot?
Cost guides price lots by the square foot. Here are their published ranges for asphalt work.
| Job | Published range per square foot | What the guides note |
|---|---|---|
| New asphalt parking lot | $3 to $7 | About $900 to $2,500 per stall |
| Overlay on a sound lot | $1 to $3 | About $300 to $900 per space |
| Milling before the overlay | $0.25 to $0.75 more | Grinds off the worn top layer |
| Hot-patch repairs before the overlay | $2 to $5 | Per square foot of patched area |
| Full removal and replacement | $4 to $10 | For a failed base or cracks over most of the lot |
A second national guide runs higher on resurfacing, at $2 to $7 per square foot. It puts paved lots of any material at $2.50 to $7.
Cost guides figure 300 to 350 square feet per parking space with the drive lanes included. That puts a 20-space lot at about 6,000 to 7,000 square feet. At one guide’s asphalt rate of $900 to $2,500 per stall, 20 stalls come to $18,000 to $50,000. The second guide puts the 2026 national average at $75,000 per lot.
Does your lot need an overlay or a full replacement?
An overlay is a new layer of hot mix asphalt over the old lot. One guide puts it at 1.5 to 2 inches thick. It works only when the base under the old asphalt is still sound.
That guide gives a rule of thumb for resurfacing. The pavement should be under about 20 years old with a good foundation. Damage should cover less than 30 percent of the surface. Replace the lot when cracks cover 60 percent or more of it or the base has failed.
Milling grinds off the worn top layer first. That keeps the new surface level with sidewalks and drains. Failed spots get patched before the overlay goes down. The same guide prices crack filling at $0.50 to $3 per linear foot.
Our asphalt resurfacing and milling page covers the overlay work. Spots that need fixing first fall under asphalt repair and patching.
What drives the price of a new or rebuilt lot in Georgia?
Site work comes first on raw land. One guide puts clearing wooded land at $1,200 to $8,000 per acre. It lists earthwork at $1 to $5 per square foot.
Soft or wet ground under the base often has to be dug out and filled with stone. Thickness follows the traffic, so delivery lanes and dumpster pads need a heavier section than car stalls. One guide notes that the depth of the asphalt can move the total cost.
Size changes the math too. Setup costs stay about the same on a small lot, so they weigh more per square foot. One guide lists minimum fees of $100 to $250 on small asphalt jobs.
The asphalt price itself moves. Asphalt cement is the liquid binder in hot mix asphalt, and it comes from crude oil. The Georgia Department of Transportation (GDOT) posts a monthly asphalt cement price for eligible state projects.
That price was $559 a ton in March 2026 and $721 a ton in June, a 29 percent climb. The November 2026 figure is $700. Ask how long a written quote holds its price.
How do drainage and stormwater rules change the cost?
One cost guide calls cracking a sign of sub-base failure or poor drainage. A lot has to shed water to hold up. That can mean regrading and adding inlets and pipe. Where the ADA standards apply, accessible spaces and their aisles can slope no more than 1:48 in any direction.
Stormwater rules reach new lots too. Paulding, Cobb, Douglas and Fulton Counties sit in the Metropolitan North Georgia Water Planning District. Its model stormwater ordinance covers new development that adds 5,000 square feet or more of impervious surface. It also covers land disturbance of an acre or more.
At 300 to 350 square feet per space, a new lot of 15 to 17 spaces reaches 5,000 square feet. Covered sites need a stormwater management plan prepared under an engineer or a landscape architect. The design has to retain the first inch of rainfall on site where practical, and it can call for detention. That engineering and any detention add to the price of a new lot.
District cities and counties adopt the model or one at least as effective, so ask your local office. The City of Dallas asks commercial sites for a stormwater management plan above 5,000 square feet of impervious area. Under the model, resurfacing a paved area counts as routine maintenance, so an overlay falls outside these standards. Carroll and Polk Counties are not on the district’s list, so ask their offices directly.
What does parking lot striping add?
Most striping companies price by the line and the symbol, one national guide says. These are its published ranges.
| Striping item | Published range |
|---|---|
| Standard stall | $4 to $5 each |
| Accessible stall | $25 to $40 each |
| Arrow or stop bar | $10 to $30 each |
| Crosswalk or fire lane | $35 to $75 each |
| Mobilization fee | $150 to $350 per job |
The same guide puts a 30- to 50-stall lot at $500 to $1,200 with arrows and crosswalks. It says a new layout costs 20 to 50 percent more than repainting old lines. An overlay covers the old lines, so the striper lays the lot out again.
The federal Justice Department says a business that restripes must provide accessible spaces under the 2010 ADA Standards. A lot with 1 to 25 spaces needs one accessible space, and a lot with 26 to 50 needs two.
Paint lasts 2 to 5 years, the striping guide says. Lots that get sealcoating get restriped once the sealer cures.
Can a business stay open while its lot is paved?
Often it can, when the work runs in phases. Paving moves section by section while customers park in the rest. One striping guide suggests closing half the lot at a time on jobs longer than a day.
Each phase means another setup, so phasing can add to the price. A lot with two drives can keep one open while the other gets paved. One guide puts a new lot at 2 to 4 weeks of work. Ask whether the noisiest work can fall on your slowest days.
How do you get a written quote for your lot?
Your real number depends on what we find at the lot. We look at the job and put the quote in writing. On that visit we check the base and the drainage.
